COMPANY OVERVIEW
A fast-growing real estate firm is seeking an experienced and entrepreneurial Director of Property
Management to join its leadership team. The company manages a diverse portfolio across multiple
states, with a unique strategy focused on acquiring properties and driving value. The ideal candidate will lead the property operations team, overseeing post-acquisition management of a dynamic portfolio that includes both retail and residential assets.
The role reports directly to senior leadership and involves key responsibilities in property operations, strategic planning, budgeting, vendor management, tenant relations, and overall portfolio profitability. RESPONSIBLITIES
• Oversee day-to-day operations of a diverse portfolio, including all aspects of property
management, ensuring smooth tenant relations and efficient operations.
• Lead, develop, and inspire the property management, construction, and maintenance teams to
optimize asset performance.
• Implement strategic business plans for each asset, including operating budgets, capital
expenditures, and long-term profitability strategies.
• Drive results that meet or exceed budgets and KPIs for tenant satisfaction, financial
performance, vendor relationships, vacancy rates, and construction timelines.
• Collaborate with acquisitions and finance teams to ensure seamless property onboarding and
integration post-acquisition.
• Develop and maintain strong relationships with vendors, ensuring quality service, fair pricing,
and risk mitigation.
• Ensure compliance with all regulatory, lender, and investor requirements, while maintaining our
client’s commitment to ethical operations.
• Work closely with senior leadership to deliver detailed reports on property performance,
providing analytical support to ensure strategic decisions are informed by data.
• Lead both residential and commercial property managers, supporting them in achieving
performance goals and fostering a success-driven, team-oriented culture.
• Be a key contributor to our client’s rapid expansion by managing property operations and
growth-related challenges.
• Proactively identify opportunities to enhance operational efficiency, improve processes, and
establish new procedures aligned with Client’s long-term goals.
• Maintain and track property KPIs, reporting regularly to executive leadership and other
stakeholders.

• Ensure contractual compliance across all properties.
• Assist in recruiting and onboarding new property managers and team members.
• Lead property management performance reviews and team development initiatives.
• Provide hands-on support for strategic or high-priority properties.
• Oversee capital improvements and construction projects to ensure on-time, on-budget delivery.
• Manage property budgets, analyze variances, and adjust strategies as needed to optimize
performance.
• Continuously evolve processes to meet our client’s business objectives and adapt to the market.
REQUIREMENTS
• 7+ years of experience in real estate operations, with a strong background in commercial
properties.
• Proven ability to lead diverse teams through growth and transitions, fostering a collaborative
and results-driven culture.
• Strong financial acumen with experience managing budgets, KPIs, and data-driven decision
making.
• Entrepreneurial mindset with a passion for innovation, continuous improvement, and process
optimization.
• Excellent communication and leadership skills, with the ability to build consensus among diverse
stakeholders.
• A self-starter who thrives in a fast-paced, dynamic environment and is willing to roll up their
sleeves when necessary.
• Strong problem-solving abilities and the capability to lead to the operational success of both
large-scale and strategically important properties.
